US 25, the Parkway and the estate next door

Hendersonville Road (US 25) runs along the town between Biltmore Village and South Asheville, and it is the main way in and out for most moves. The Blue Ridge Parkway runs along the southern edge of town, with access just outside the neighborhood on Hendersonville Road.

The town grew out of roughly 1,500 acres of Biltmore Estate land along Hendersonville Road, sold as residential lots after the 1916 flood. It was chartered in 1923 and keeps its own police and public works departments. We read NCDOT closure notices for US 25 and nearby roads before we fix a route and arrival time.

What shapes a move in Biltmore Forest

  • Deep front yards. Most of the town is zoned R-1, which requires homes to sit at least 60 feet back from the street. Expect a longer carry from the door to the truck, and tell us where a vehicle can park on your drive.
  • Walkers on the road. The town asks walkers and runners to face traffic and notes that tree shadows often hide pedestrians. Our drivers take these streets slowly.
  • Historic houses. The Biltmore Forest Historic District was found eligible for the National Register in 1990, and three houses are listed individually. Older homes can mean narrow stairs and tight halls, so mention them at the quote stage.
  • The country club. Biltmore Forest Country Club sits on Stuyvesant Road, with a Donald Ross golf course.

Protected trees and a thinner canopy

Trees six inches or more across are protected, and removing one needs town approval. If low limbs hang over your drive, mention it when you ask for a quote so the crew can plan around them.

Helene took a heavy toll on that canopy in September 2024. Somewhere between 10,000 and 20,000 trees came down in the town’s 2.9 square miles, and crews hauled away more than 400,000 cubic yards of debris.
